Terms & Conditions

• All rates are denominated in US dollars. We will only accept payment in US dollars. To get an indication in your currency, please visit www.xe.com for current exchange rates.
• All rates are subject to change without notice. Please contact us for rate confirmation. Once the property is booked, the rate at the time of booking will apply. However for any new bookings or extensions the new rate might be applicable.
• A security deposit is required to confirm your reservation for all properties. The security deposit is separate from the rent and will be refunded following completion of your stay. Damage to the property that is beyond normal wear and tear will be deducted from the security deposit, along with charges for missing items, excessive cleaning/laundry.
• Cancellations of less than 30 days written notice will result in loss of the entire deposit unless we are able to re-rent the property. If less than 45 days written notice is received will result in loss of 50% of the security deposit.
• For extended stay reservations, of 4 weeks and longer, a larger security deposit might be required. This varies by property and length of stay and may be assessed as a percentage of the rental fee, a portion of which may be credited toward the rental fee at the time that it becomes due.
• Special cancellation policies and minimum night stays might apply to bookings for the Christmas/New Years time period. If this is applicable, you will be notified by email.
• Wait with paying until you have received a booking confirmation from us. Normally we will send this within a day, but since the properties are privately owned it might take a few days to receive a confirmation. Once you have received the confirmation you need to pay the security deposit within 7 days to secure your booking.
• If you decide to use another means then PayPal to pay the security deposit, then you will have to pay any additional fees. We need to receive the full required amount, and we will not pay any bank/exchange fee.
• Check-in time is 2:00 p.m. Checkout time is 10:00 a.m. Early check in or late checkout might be available for an additional cost of ½ a days rent. If and early check in or late check out is required, please let us know in advance so we can plan this.
• Subletting prohibited. Guest acknowledges that the rental property may not be sublet. Subleasing shall immediately void any rental agreement with no refund due.
• Quiet hours are between 10PM and 9AM. Please respect these hours. Failure to do so might result in complaints. If BA Rent receives such complaints it reserves the right to terminate the rental agreement with no refund due.
• If there is an additional deep cleaning required of a non-smoking property because of smoking in the property, the entire security deposit will be forfeited.
